Hidden Valley Ranch — Pagosa Springs' Gated Ranch Community
approx. 1,630 acres, 35 homesites, one lake.
Hidden Valley Ranch is the most private community in Pagosa Springs: a gated ranch of roughly 1,630 acres holding just 35 homesites, each positioned to balance seclusion against the view. Around 300 acres are held as common area, with indoor pickleball courts, miles of private riding trails and — at the centre of it — a 55-acre lake reserved for owners and their guests.
Thirty-five homesites across sixteen hundred acres works out at roughly one family per forty-six acres — and that is before you account for the three hundred acres nobody can build on at all. It is the reason the name is in the marketing: from most of the ranch you cannot see another house.

The Lake at the Centre of It
Hidden Valley Lake is 55 acres of purpose-built habitat at the centre of the ranch, fed by clear mountain water and reserved for the 35 owners and their guests. It is stocked and managed as a fishery — trout and largemouth bass — and designed as much for wildlife and waterfowl as for fishing. This property sits on it, with water frontage and lake views from the main house and the guest residence.
Because the lake also feeds the ranch's central water system, it is looked after rather than merely owned — which is a meaningfully different thing from a subdivision pond.
The association is also where the water rights sit: 2.08 shares of the Four Mile Ditch Association, with priorities running back to 1890, and a 985 acre-foot storage right in the lake itself. Owners benefit through the association rather than through a right attached to their own acreage.
The association publishes its own covenants, budget, meeting minutes and maps at hiddenvalleypagosa.com, which is worth reading before you buy into any gated ranch.
Getting in and Out
From downtown Pagosa Springs, head north on County Road 400 (Fourmile Road) for roughly six miles to the gated entrance of Hidden Valley Ranch, then continue to Hidden Valley Drive. County Road 400 is paved, county-maintained and plowed through the winter.
That matters more than it sounds. A great many Colorado mountain properties are spectacular in July and a genuine problem in February. Here County Road 400 is paved, county-maintained and plowed the whole way to the gate, so the twenty minutes into town is an ordinary winter drive rather than an expedition.
